Sydney Removalist Pricing 2026: The Honest Cost Breakdown
Sydney removalist pricing in 2026: the honest cost breakdown
A Sydney move in 2026 starts at $330 for the smallest studio job and runs to $2,000+ for a 4-bedroom harbour-view home. The truck rate looks similar to Melbourne — but Sydney's strata rules, lift bookings and CBD access realities mean the same physical job costs noticeably more. Here's the honest breakdown.
Why Sydney removals cost more than Melbourne removals
The hourly rate isn't the issue. Quality Sydney operators charge $145–$185 per hour with two movers and a truck — only $5–$10 above Melbourne equivalents. What makes Sydney more expensive is access cost. Three things drive it: stricter strata buildings (lift bookings, certificates of currency, $200–$500 bonds), narrower harbour-side and inner-suburb streets that often need parking permits or smaller trucks, and the CBD's loading-bay scheduling system which can add 60–90 minutes to any high-rise job.
Easy Peasy publishes our Sydney rates on the pricing page: $165/hr for a 4-tonne truck, $170/hr for 6-tonne, and $185/hr for 8-tonne. Industry-wide most quality operators sit within $5/hr of those numbers if they're quoting honestly. Below $130/hr, the warning signs from our scams article apply — bait pricing is rampant on Gumtree and Facebook Marketplace at the cheap end of the Sydney market.
The Sydney truck-size matrix
| Truck size | Hourly rate | Best for | Capacity |
|---|---|---|---|
| 4-tonne | $165/hr | Studio, 1-bed, partial moves, narrow-street suburbs | ~20 m³ |
| 6-tonne | $170/hr | 2-bed apartments, small houses | ~35 m³ |
| 8-tonne | $185/hr | 3+ bed houses, family moves with full inventory | ~50 m³ |
One Sydney-specific consideration: basement loading bay clearance. Many CBD towers and high-rises have sub-3-metre clearance basements which a standard 6T or 8T truck physically cannot enter. We default to a 4T for any CBD job we haven't pre-checked, even when a 6T would otherwise be the right fit. Worth confirming clearance before booking.
The honest cost of a Sydney move by home size
Based on Easy Peasy NSW jobs over the past 18 months — pickup and delivery within 30km, both ends with reasonable access, no major surprises:
Studio / 1-bed apartment
Smallest jobThe 2-hour minimum kicks in for most studios at $330. CBD high-rise studios push toward the upper end because of building inductions and lift bookings. A simple Newtown share-house room move usually finishes in 2.5 hours; a Pyrmont CBD studio can take 3.5 hours for the same volume.
2-bed apartment
Most commonThe widest variability we see — anywhere from a quick 3-hour Bondi unit move to a 6-hour Surry Hills terrace conversion with stairs and narrow access. Add $200–$400 to the upper end for any CBD or strict-strata building (lift bond, COI, longer load times).
3-bed house
Family standardInner West and Eastern Suburbs 3-bed houses run at the upper end of this — heritage terraces, narrow lanes, no off-street loading. North Shore is more variable: drive-up access at one end and tight harbour-side switchback streets at the other.
4-bed house and up
Larger movesEastern Suburbs harbour-view homes routinely run at the top of this range or above — long driveways, automated gates, oversized furniture sized for the room not the doorway. We often quote a three-mover crew for these to keep the time down.
The Sydney-specific costs that catch customers out
Most of these don't apply in Melbourne — or apply less strictly. Worth knowing before you sign anything.
Strata lift bonds: $200–$500 refundable. Most Sydney apartment buildings charge a refundable bond when you book the lift. Cash is occasionally still required (yes, in 2026) — check before move day or you'll be hunting for an ATM Friday night. We covered the strict-building patterns in last week's piece on Sydney strata rules.
14-day notice rule (often longer). NSW Strata Schemes Management Act requires 14 days' notice for new resident move-ins. Real-world building by-laws frequently require 21 days plus documentation submitted at least 3 working days before the move. Forget this and your booking gets refused — no refund.
Certificate of Currency: free but time-sensitive. Most Sydney CBD and high-density suburb buildings won't approve a lift booking without a Certificate of Currency from the removalist. Real operators send theirs by email within hours of being asked. If your operator stalls, that's an answer about their legitimacy.
City of Sydney parking permits: $23–$60. If your move requires a reserved kerbside space in the City of Sydney area — Surry Hills, Darlinghurst, Pyrmont, Ultimo, Glebe — you'll need a visitor or tradesperson parking permit. Allow 5–10 working days. Other inner-Sydney councils (Inner West, Waverley, Woollahra, Randwick) have separate systems with similar fees and lead times.
CBD loading bay scheduling. Many CBD towers run timed loading bay slots — 30 to 60 minutes per move. Show up 15 minutes late and your slot is gone. Building managers also commonly auto-cancel an unstarted move if no truck is on the dock 15 minutes into the booked window.
Eastern Suburbs vs CBD vs North Shore: where you're moving matters
Sydney's three high-cost regions each have different drivers. Quick mental model:
CBD & surrounds (Pyrmont, Ultimo, Zetland, Waterloo): the strictest strata regimes, the longest lift waits, the most paperwork. Add 60–90 minutes to any equivalent suburban job for building inductions, lift bookings, and certificate-of-currency processes.
Eastern Suburbs (Bondi, Double Bay, Vaucluse, Mosman waterfront): high-value, often heritage-listed homes with narrow harbour-side streets, automated gates, and oversized furniture. The hourly rate is the same; jobs simply take longer because access is harder. Properties here also have a higher rate of pre-1960s buildings without lifts — stair carries are common.
North Shore (Mosman, Cremorne, Lane Cove, Chatswood): mixed picture. Newer Chatswood towers are surprisingly easy moves — purpose-built loading docks and reasonable lift access. The older harbour-side suburbs have steep streets and switchback access roads where bigger trucks struggle. Chatswood-style moves often finish 30 minutes faster than CBD equivalents; Mosman waterfront jobs run 60+ minutes longer.

What we charge — and what we don't
Easy Peasy publishes our full Sydney pricing on the pricing page: $165/hr (4T), $170/hr (6T), $185/hr (8T) with a 2-hour weekday minimum, 3-hour weekend minimum. There are no fuel surcharges, lift fees, stairs fees, weekend percentage uplifts, or hidden minimums. The Saturday surcharge is a flat $50–$120 depending on the job, declared in the quote.
What we cannot make disappear: strata bonds, council permit fees, building manager certificate requirements, and the genuine extra time a CBD high-rise job takes versus a Surry Hills walk-up. What we can do is be transparent about what your specific Sydney suburb and building will demand, and budget for that in the quote. The instant quote tool asks the questions that actually predict cost — pickup and dropoff suburb, dwelling type, lift access, parking situation.

Start your Sydney quoteThe bottom line
A typical Sydney move in 2026 will cost $540–$1,400 for most apartment and small house moves, $1,100–$2,000 for family-sized homes, and $330–$700 for studios. Add $200–$500 for permits, lift bonds and certificate fees in CBD and strict-strata buildings — these are charged by the building or council, not the removalist, but they're real money that needs to be in the budget.
The biggest predictor of Sydney move cost isn't the truck rate. It's whether your building has a strict strata regime and whether your move is in or out of the CBD. Get those two factors honest in the quote and the number you're given is the number you'll pay.
